BFL managed to finish building this project 4 weeks ahead of schedule so the owners could move in saving them extra rent.
Project scope: Architect design and construct, demolish rear room and build ‘L’ shape extension, relocate deck northward, build new extension northward, build connecting deck north and west, build new covered entry way, build new en-suite, gut old kitchen & living areas and build spacious new kitchen, new laundry, new dining & lounge, build 2nd storey addition, gut upstairs and build new bathroom, 2nd living space and bedrooms, new bay windows, reuse existing cladding, new floating floors, new windows, new roof, new insulation, new air conditioning, new electricals, new plumbing, new ceiling fans, painted inside and out.

Project Scope: Demolish rear of house, build new split level living room on bearers and joists with pitched roof over, make alterations to adjoining rooms including build new ensuite, build new verandah to three sides of house, build rear deck and install timber decking to same, build new timber stairs from deck to yard, install new WRC timber windows and re-clad building in western red cedar. This cottage is positioned on the edge of a lake and exposed to southerly winds. We completed this work in the early 90’s. I recently contacted the owner and asked about our works – his reply is below.
